The Challenge
The MET is a premium high-rise condominium development comprising multiple residential towers with shared amenity facilities — a gym, pool, conference rooms, and rooftop terrace. Managing access for hundreds of residents, their guests, service staff, contractors, and property management personnel required a sophisticated solution capable of enforcing nuanced permissions across a complex mix of private and shared spaces.
The development’s original access control infrastructure was basic and siloed. Residents used physical keys for their units and a separate fob for common areas. There was no visitor management system, no way to grant temporary access to contractors, and no integration with the building’s fire safety and HVAC systems.
As the development expanded to additional towers, the management team recognized the need for a unified platform that could scale with the property and deliver a premium resident experience.
The Solution
The MET deployed Protege GX as the security backbone for the entire development. The enterprise platform’s multi-site capability enabled unified management across all towers from a single interface, while its integration ecosystem connected access control with building management, intercom, and video surveillance.
Key components of the solution included:
- Resident smartphone credentials via ICT’s mobile access solution — residents access their apartment, car park, and amenities from their phone
- Visitor management — residents issue time-limited digital guest passes from the resident mobile app, eliminating the physical key handoff
- Amenity booking integration — access to the gym, rooftop, and conference rooms is automatically granted when a resident books via the property management portal
- Concierge-controlled entry — the concierge desk manages visitor access at the lobby with video verification
- Contractor access management — service providers receive time-and-day-limited credentials with automatic expiry
- Building automation — HVAC and lighting in common areas respond to occupancy data from the access control system, reducing energy consumption during off-peak hours
Key Outcomes
- Hundreds of residents managed with granular, role-based access permissions
- Fully keyless operation for residents using smartphone credentials
- Visitor access managed by residents directly, eliminating concierge bottlenecks
- Amenity access automatically aligned with booking system reservations
- Measurable energy reduction in common areas through occupancy-based automation
- Single platform managing all towers with a consistent resident experience
- Scalable architecture supporting future tower additions without infrastructure changes
What They Said
